Awnings in Calpe: what we find when the house is opened up

The most frequent case is the balcony awning on a tower in La Fossa that spent the winter extended because the owner left in September and nobody retracted it. Between wind and rain, the fabric reaches April torn and the arms collapsed. We replace fabric up to 4 metres for 150-300 € and check the arm springs and cables on the same visit.

The second is the motor that does not respond in apartments belonging to German, Dutch and Swiss owners returning in spring. It is nearly always a remote with flat batteries or a receiver that lost its pairing after a power cut. We reprogram it in 20 minutes; only when the motor has burnt out do we propose a new one for 250-420 € with the remote included.

The third is the villa awning in Maryvilla or Gran Sol, 5 metres wide with standard arms that never coped well with the wind coming down off the Oltá. We replace the broken arm (90-160 €) and propose reinforced arms or a wind sensor if the awning has already failed twice at the same point.

Fitting a new awning on a tower balcony or a villa terrace

In the towers of Arenal-Bol and La Fossa the awning is anchored to the slab of the balcony above, which holds well, but the comunidad de vecinos (residents' association) sets the model and colour for the whole facade. Ask the administrador (building manager) for the model before buying; we fit it for 120-220 € labour with fixings included. We measure the opening and check that the extended awning does not touch the balustrade of the neighbour above.

In the villas of La Canuta, Cometa and Empedrola the terrace is usually wide and the awning needs a motor and reinforced brackets. We check the wall (many are hollow block) and anchor with chemical resin if a plug will not grip. For pool gardens, a 3x3 shade sail fitted costs 180-320 € and gives shade without depending on a wall.

Awning check before the owner arrives
