The plumbing faults we attend most and how we fix them
Cistern running or not filling. The most common fault in Valencia and Alicante: the cistern trickles constantly into the pan, or the float does not shut off and water runs down the overflow. In older Roca cisterns (Victoria, Dama) and concealed Geberit units the usual fix is a complete new mechanism, flush and fill, for €60-110 with the mechanism included in most cases. The hard water in Alicante and the Vega Baja stiffens the flush seal within three or four years. Dripping tap or leak at the base. On a single-lever tap the culprit is the ceramic cartridge (35 or 40 mm), which gets scored by limescale; on a two-handle tap, the washer or the headgear. We fit a Roca, Grohe, Tres or Hansgrohe cartridge, or a compatible one, and clean the aerator. It costs €40-70. Replacing a kitchen, basin, shower or bath tap. You bring the tap (Leroy Merlin, Bricodepot, Amazon) or we bring it, and we fit it with new flexi hoses for €45-80 labour. Replacing a kitchen tap on a worktop with little space behind the sink, or a concealed shower mixer with the body built into the wall, takes longer and we allow for it in the price. Flexi hoses, isolation valves and stop valves. A braided flexi hose lasts 5-10 years; on the coast, with the salt air, sometimes less, and it bursts in the small hours. We replace flexi hoses, isolation valves that will not shut and the home's main stop valve, and use the visit to check every connection in the house. It is the repair that prevents the most damage for the least money.
Washing machine, dishwasher and toilet installation. We connect washing machines and dishwashers to an existing supply and waste (€45-70) and replace toilets, bidets and basins without building work (€90-150 labour for a toilet). If a water supply or waste has to be moved, that is plumbing with building work and we quote it separately with our builder.
How our plumber works: photo, fixed price and visit
The same process in every town, whether it is a dripping tap or a new toilet.
- 1. Photo on WhatsApp. A photo of the tap, the inside of the cistern (lift the lid) or the leaking hose, and the brand if you can see it. From that we know which part to bring, and in 80% of cases we fix it in a single visit.
- 2. Fixed price. We send you a firm price in writing, with the standard replacement part included. If you accept, the call-out is included; if you end up not going ahead with the repair, it is €25 in Valencia or Alicante city or €35 elsewhere. If something different comes to light when we take things apart (a stop valve that will not close, a pitted pipe), we stop and show you before carrying on.
- 3. Same-day visit, payment on completion. Between 8am and 9pm, Monday to Sunday, in Valencia, Alicante, Torrevieja and Benidorm we arrive in 20-45 minutes for an active leak, and the same day for everything else. You pay at the end in cash, by card, Bizum or bank transfer, with an invoice including IVA (VAT) and a 6-month written guarantee on labour.
What affects the plumber's price
The first factor is the part. A tap cartridge costs €8-25, a universal cistern mechanism €15-30, an original Geberit one €40-60, and a flexi hose €3-6. Our prices include the standard part; if you want the brand's original, we tell you the difference. The second is access: a kitchen tap in a cupboard full of dishwasher and water filter pipes, or a concealed cistern with a 30 cm access panel, takes twice as long as an exposed cistern.
The third is the time of day. A night or bank holiday emergency costs €90-160 because the on-call plumber comes out. If the leak can be stopped at the stop valve, many customers prefer to wait until morning and pay the normal rate; we tell you honestly on WhatsApp. The fourth is the number of jobs: replacing a tap and fixing a cistern in the same visit costs less than on two different days, because the call-out is charged once.

When the fault is bigger than it looks
Some leaks are not where you see them. A stain on the ceiling of the flat below, a floor that sweats or a water meter that turns with every tap closed point to a hidden leak in a buried pipe. We narrow down the area with pressure tests and by isolating sections, but opening the wall and replacing the pipe is plumbing with building work: we give you a fixed quote with our builder and, if you have home insurance, a report with photos for the assessor.
Another frequent case in second homes in Torrevieja, Calpe and Santa Pola: the house has been shut for months, you open the main stop valve and nothing works properly. Taps giving no water because the aerators are furred up, cisterns not filling because the float has stuck, perished flexi hoses dripping. We do a full recommissioning in one visit, with all the parts needed, and leave you a list of what we replaced. And there are limits we state plainly: we do not touch gas, boilers, water heaters or central heating, which require a licensed installer, and we do not issue water certificates for new supply connections. For those we pass you to our licensed partner. Blocked sinks, toilets and downpipes are handled by our drain unblocking team, with a spring machine and camera, often in the same visit as the plumbing.

How much does it cost to fix a cistern that keeps running?
Between €60 and €110 with the new mechanism included in most cases. In Roca and own-brand cisterns we fit a good-quality universal mechanism; in concealed Geberit units the original part costs more and we tell you beforehand. The job takes 30-45 minutes and the cistern stops running straight away.
Do you come the same day?
Monday to Sunday between 8am and 9pm, in Valencia, Alicante, Torrevieja and Benidorm almost always yes, and with an active leak we arrive in 20-45 minutes. In Dénia, Jávea, Calpe and Altea, 30-60 minutes for emergencies and within 24 hours for everything else. At night or on bank holidays there is an on-call service with a surcharge.
What should I do while I wait for the plumber if there is a leak?
Close the home's stop valve, which is usually in the kitchen, the bathroom or next to the meter on the landing. If it will not close or you cannot find it, close the isolation valve on the fixture that is leaking. Put down a bucket and towels, and send us a photo of the leak so we bring the right part.
Can I buy the tap myself and have you just fit it?
Yes, that is the most common arrangement. Buy the tap wherever you like (Leroy Merlin, Bricodepot, Amazon) and we fit it for €45-80 with new flexi hoses included. If you are not sure which tap suits your basin or sink, send us a photo and we tell you the size and type before you buy.
What guarantee do the repairs carry?
Six months in writing on labour. If a cistern we fixed starts running again or a tap we replaced drips within that time, we come back at no charge. Parts (cartridges, mechanisms, taps) carry the manufacturer's warranty, normally 2 to 5 years for Roca, Grohe or Geberit.
Do you do water heaters, boilers or air conditioning?
No. Gas, boilers, water heaters and central heating require a licensed installer, as does air conditioning with refrigerant gas. We pass you the contact of our licensed partner. We do replace the flexi hose or stop valve on a water heater, and we connect electric water heaters to an existing water supply.
How do I pay, and is there an invoice?
You pay on completion in cash, by card, Bizum or bank transfer, always with an invoice including VAT, which you can use for your home insurance or to deduct if the property is let. For owners living abroad we accept a transfer after sending photos of the finished job and the invoice.
