The most frequent awning problems by the sea

The fabric is the first thing to go. The coastal sun, with over 300 clear days a year, fades and dries out acrylic in 6-8 years; before that the front edge frays and mould spots appear from the night-time humidity. We replace the fabric on the same frame with solution-dyed acrylic (Sauleda, Docril) or micro-perforated fabric for very windy spots, and use the visit to check the roller tube and the brackets. Then come the arms. On folding-arm awnings the springs lose tension and the awning sags in the middle, or the internal chain snaps and one arm is left bent. In urbanisations in Orihuela Costa and Torrevieja we see a lot of 1990s awnings with aluminium arms pitted by salt at the elbows. We replace the arm (€90-160) with one of the same length and the same profile, or both if the other is on its last legs, so the awning closes straight.

Motors are the third call. A Somfy or similar tubular motor that does not respond usually has its limits out of adjustment, a worn capacitor or a remote that has lost its pairing after a power cut. We diagnose it on the visit; if the motor has to be replaced, we fit one with a remote control and, if you like, a wind sensor so the awning retracts by itself when the levante blows.

And then the brackets. On hollow brick facades and on the plasterboard of glazed-in terraces the original plugs give way and the awning pulls a couple of centimetres away from the wall. We re-anchor with chemical anchor or plates and, if the wall cannot take any more, move the brackets to the balcony ceiling.

How we work with your awning

  • Photo and measurements on WhatsApp. Send us a photo of the balcony or terrace from outside and the approximate width. We tell you which type of awning suits (folding-arm, cassette, vertical, sail) and a price range. If you have already bought the awning or the fault is clear, the price is fixed from the first message.
  • Measuring visit and fixed quote. For new awnings we measure the opening, the wall thickness and the possible projection, and confirm the price and the manufacturing lead time (7-12 working days). For repairs we come with arms, fabric samples and motors in the van and sort it in that visit whenever possible.
  • Fitting, testing and payment on completion. We fit, set the pitch and the motor limits, test the motor and clean up. You pay in cash, by card, Bizum or bank transfer with an invoice including IVA (VAT), and take away a 6-month written guarantee on the work plus the manufacturer's warranty on fabric, arms and motor.

What makes the price of a fitted awning vary

The labour for fitting a folding-arm awning runs from €120 to €220 and depends above all on size, height and the wall. The awning itself (fabric, frame, arms, motor) is bought separately or supplied by us from the factory. On the awning prices page you will find complete examples with awning and fitting.

  • Width and projection: up to 4 m wide and 2.5 m projection is a job for two people in a morning; beyond that it needs more hands or a crane.
  • Type of awning: arms on a square bar, semi-cassette or full cassette, vertical with guides, or a sail with posts.
  • Fixing wall: solid brick, hollow brick with chemical anchor, concrete or the plasterboard of a glazed-in terrace (which sometimes will not do).
  • Height: a first-floor balcony with access from inside, or a fourth-floor facade where we work with a harness or a platform.
  • Motorisation: motor with remote, with wind and sun sensor, or connected to home automation. Cabling to a nearby socket is included; a new circuit is not, because that is done by a licensed electrician.
  • Fabric: standard acrylic, micro-perforated, opaque PVC or fire-retardant fabric for commercial premises.
  • Removal of the old awning and transport to the recycling point.

When the awning cannot go where you want it

There is a case we meet every week in Benidorm and Calpe: the owner wants a folding-arm awning on a tower-block balcony and the outer wall is a lightweight panel or an aluminium enclosure that cannot take the pull of open arms in the wind. In that case we fix the brackets to the balcony ceiling if it is concrete, or suggest a vertical awning with guides, which works in tension and does not lever on the wall. The second case is the comunidad de vecinos (residents' association). Many comunidades on the coast have a compulsory fabric colour and awning model written into their rules. We do not fit an awning that breaks the comunidad's rules, because they will make you take it down; we ask you to confirm with the administrator and help you choose within what is allowed. If the wall is in poor condition, the facade fixings are prepared by our small building works team before fitting.

Frequently asked questions

How much does it cost to replace the fabric on a folding-arm awning?

Between €150 and €300 with the fabric included for awnings up to 4 m wide, in 300 g solution-dyed acrylic. Above 4 m, or with micro-perforated or PVC fabric, the price rises by the metre. If the awning has a cassette, removing it adds half an hour's work.

Can you fit an awning I bought at Leroy Merlin or online?

Yes. We fit folding-arm, cassette and vertical awnings of any brand for €120-220 in labour, including chemical anchors and stainless steel fixings. Before buying, send us a photo of the wall: the 4-5 m awnings from the big DIY chains usually come with brackets for solid brick, and many facades on the coast need reinforcing.

How long does a made-to-measure awning take to make?

Between 7 and 12 working days for folding-arm, cassette and vertical awnings with fabric from the catalogue. Sails with posts and colours outside the standard range can take up to 15 days. In May and June lead times stretch because the whole coast orders awnings at once; if you can, order in March or April.

Can a manual awning I already have be motorised?

On most folding-arm awnings, yes. We replace the crank gearbox with a tubular motor inside the roller tube and connect it to a nearby socket. It costs €250-420 with motor and remote control. If the tube is an unusual diameter or rusted inside, it has to be replaced too.

What happens if it is windy and the awning is out?

In winds above 40 km/h an open folding-arm awning suffers and can snap an arm or tear a bracket out. That is why on the coast we recommend a wind sensor on motorised awnings, which retracts it automatically. With a manual awning, roll it in when the levante starts and never leave it out if you go away.

Do I need the residents' association's permission to put up an awning?

Normally yes. Almost every comunidad on the coast has a colour and model agreed at a general meeting, and the facade is a communal element. Ask the administrator before ordering; we help you choose a fabric from the approved range and, if needed, send a technical sheet for the awning.

What guarantee do you give on new and repaired awnings?

Six months in writing on the fitting, the fixings and the repair, on top of the manufacturer's warranty: two years on Somfy motors and on arms, and between two and five years on acrylic fabrics depending on the brand. If a fixing gives way or an arm we replaced fails within that time, we come back at no charge.
