Terrace and balcony awnings: prices by job

With awnings you have to separate two things: the awning itself and the fitting. A 3x2.5 m folding-arm awning costs €250-600 at Leroy Merlin or Bricodepot, and €500 to €1,200 from a local awning maker with acrylic fabric. Balcony and terrace awnings: price by town

Valencia is the city with the highest demand for awnings in the region and the one with the most protected facades, where the comunidad de vecinos (residents' association) sets the fabric colour; there the price goes up 10-15 % for parking and working at height. Alicante carries the base rate. Torrevieja and Benidorm are at Alicante prices, with up to 10 % more in outlying urbanisations or towers where the awning has to go up the stairs.

What changes the price of a fitted awning

Size matters less than it seems; what makes an awning dearer is where it is anchored and how you get there. These are the factors we look at before fixing the price:

• Type of awning. Folding-arm, cassette, vertical, sail, side. A cassette weighs more and needs two people; a sail needs 3-4 anchor points, sometimes on new posts.
• Anchor line. Into brick or concrete is the base price; into a ceiling, a timber beam or a facade with external insulation needs chemical anchors and adds €40-80.
• Height. Up to 3 m with a ladder; a fourth-floor balcony with no access from inside needs a platform or working from the balcony above with the neighbour's permission.
• Measurements. Up to 4 m of line is the base price; from 4 to 6 m adds €60-120 and a third bracket.
• Fabric. Standard acrylic included in the fabric replacement; micro-perforated, screen or waterproof fabric, 20-40 % more.
• Motor and automation. Somfy motor with remote, wind sensor (advisable in Torrevieja and Benidorm, with gusty easterlies) or home-automation connection.
• Condition of the awning. Arms rusted by salt air that have to be forced, corroded screws that snap, old brackets that do not match the new awning.
• Comunidad rules. Colour and type fixed by the statutes; almost always in central Valencia and on the Benidorm Levante promenade.

What the price includes and what it does not

Included in the fitting: travel, setting out and levelling, brackets and stainless steel fixings for brick or concrete, mounting the awning, adjusting the pitch of the arms, an opening test and removal of the packaging. In the fabric replacement: standard acrylic fabric made to measure, removal of the old one and fitting of the new one. 6-month written guarantee on the installation and manufacturer's warranty on fabric, arms and motor.

Not included: the new awning (except for the sail, which comes complete), chemical anchors in insulated facades, an access platform for heights without access, comunidad or town hall permits, and the fixed electrical supply for the motor when there is no outdoor socket; the new power point is done by a licensed installer. If the wall needs repairing first, our small building works team does it at a separate price.

Real examples with the total

3x2.5 m folding-arm awning bought at Leroy Merlin for a penthouse in Camins al Grau (Valencia). Anchored into a brick wall with three brackets, pitch adjusted and tested. Two people, 2.5 hours. Total: €190, IVA included.

Fabric replacement on a 4 m awning at a villa in Playa de San Juan (Alicante). Striped acrylic fabric matching the old one, made up in 8 days. Removal, fitting and tensioning: 1.5 hours. Total: €260 with fabric.

Motorising a 5 m manual awning in a flat in Benidorm Poniente. Somfy tubular motor with remote and wind sensor, using the terrace socket. 3 hours. Total: €395 plus €45 for the sensor.

How to save money and which offers to avoid

The "awnings from €99 fitted" advertised in spring are usually 2 m balcony awnings with polyester fabric that fades in one Costa Blanca summer; the fitting is separate and the fixings are added to the invoice. Always ask for the total price with fitting, fixings and IVA, and whether the fabric is acrylic (lasts 8-10 years) or polyester (2-3 years under the Alicante sun).

To spend less without the awning coming down in the first easterly gale:

• Order the awning in autumn or winter: same fitting price, one-week factory lead time instead of a month.
• If the frame is sound, replace just the fabric; it costs a third of a new awning.
• Choose acrylic fabric with anti-mould treatment; cheap polyester works out expensive by the third summer.
• Measure the anchor line and send photos of the wall from outside: we give an exact price without a visit.
• Use the visit to check shutters or fly screens on the same terrace; the second job carries no travel charge.

When it is worth doing it yourself

A 2 m vertical balcony awning with two brackets is within reach of anyone with a hammer drill and a spirit level; replacing the fabric on a folding-arm awning can also be done between two people if the awning is at a low height, and we explain it in how to replace awning fabric.
