What blocks in Benidorm: holiday-let kitchens and shared stacks
A holiday flat in Rincón de Loix cooks for six people every week through a 40 mm waste pipe designed for one family. Frying oil cools in the horizontal run, sticks to the pipe wall and within two seasons the sink drains slowly; in the third it stops draining altogether on a Saturday changeover. In the bathrooms, wet wipes and sand close the toilet and the shower tray. We come during the cleaning slot, run the auger and leave the drain ready for the next booking.
In the Levante and Poniente towers each column's stack collects twenty or thirty identical kitchens. When the blockage is in the stack rather than your own run, water comes up the sink on the 2nd floor every time the 15th empties theirs. The camera tells us which in a few minutes. In the older flats of the Centro and Colonia Madrid the problem is limescale and old lead or iron pipe with half its working diameter left.
- Flat kitchen sink that will not drain: auger through to the stack and grease removal, 70-120 €.
- Toilet overflowing on changeover day: auger or pressure pump, 80-140 €.
- Shower tray full of sand and hair: trap or floor trap and the run to the stack.
- Slow basin from limescale in an older flat: new trap or short auger.
- Drain smell after weeks closed up: dry traps refilled and joints checked.
How we work with managers and owners in Benidorm
You send us a photo or video of the drain on WhatsApp (your cleaner can do it) and we give you a fixed price. If you manage several flats, we collect the key from the concierge or the key safe, clear the drain, test with hot water and send you a photo and an invoice with IVA (VAT). You do not need to be there.
In Benidorm the call-out is free when the quote is accepted; if you decide not to go ahead once we arrive, it is 35 €. The camera is included when you book the unblocking and we do not charge by the metre of pipe. Payment on completion, or by bank transfer for managers, and 6 months' written guarantee.
Drain unblocking prices in Benidorm
We apply a small distance adjustment compared with Alicante, within these ranges. Towers with a concierge and visitor parking come in at the lower end; flats with no vehicle access in Levante in high season, at the upper end. Beware of the "Benidorm drains 24 hours from 29 €" adverts: the final bill with a tanker usually passes 200 €. The full table is on the drain unblocking prices page.
| Drain unblocking in Benidorm | Price |
|---|---|
| Kitchen sink, basin or shower | 70-120 € |
| Blocked or overflowing toilet | 80-140 € |
| Badly blocked pipe with the electric auger | 110-180 € |
| Camera inspection | 60-120 €, free with the unblocking |
| Night or bank holiday call-out | 130-220 € |
When the blockage is in the tower's stack
In a community of two hundred flats, the stack belongs to everyone. If the camera shows the blockage is beyond your section, we give you the video for the building administrator and do not charge for the unblocking; that job is booked by the comunidad de vecinos (residents' association) with a tanker company we work with as a partner. We write the report on the spot so the manager can claim before the next check-in.
If the blockage is yours but the trap is broken or an accessible run is leaking, we replace it on the same visit as your plumber in Benidorm. We do not do building work: if a bathroom floor has to come up to reach a buried pipe, we put you in touch with a trusted builder who quotes separately.

Frequently asked questions
Can you unblock between check-out and check-in on the same day?
Yes, that is our most common job in Benidorm. If you message us in the morning with the photo, we come during the cleaning slot (20-40 minutes to arrive), clear the drain and send you a photo and the invoice. If the camera shows the blockage is in the stack, we give you the report so you can tell the guest and the administrator.
How much does it cost to unblock a flat's kitchen sink in Benidorm?
Between 70 and 120 € at a fixed price. If the blockage is a long way in and the electric machine is needed, 110-180 €. The camera is not charged separately when you book the unblocking. We work Monday to Sunday, 8am to 9pm, with no weekend surcharge.
Water comes up my sink when the neighbour upstairs does the washing up. Is it my problem?
No. If it rises when other people use water, the blockage is in the shared stack. We confirm it with the camera, give you the video for the comunidad and do not charge for the unblocking. If the water only sits there when you use your own sink, the blockage is in your run and we clear it.
What can I do before you arrive?
Turn off the water to whatever is overflowing and do not use chemicals: they damage traps and force us to wait before opening up. If the water still drains a little, a plunger and very hot water can help; the steps are in the guide to unblocking a shower drain. If it closes up again, it needs the auger.
What guarantee comes with the unblocking?
Six months in writing on the section we cleared. If it blocks for the same cause within that time, we come back at no cost. It does not cover new blockages from the next guest's wet wipes or cooking oil, or blockages in the building's stack.
