Carpentry in a flat that changes guests every week
In the towers of Rincón de Loix and Levante an interior door opens and closes more times in one summer than in ten years of normal family life. The hinges on cheap chipboard doors end up tearing the wood: the screws spin loose and the door hangs. The fix that lasts is to plug the holes with wooden dowels and glue, or move to hinges with a wider plate, and screw it all back. We do it in 30-40 minutes per door.
Bathroom doors with privacy locks are another classic. The thumb-turn breaks or jams with a guest inside. We replace it with a lever privacy lock with an emergency release on the outside, which is what rental managers ask for so they never get that 3am call again.
Bedroom wardrobes with mirrored sliding doors take the most punishment: the rollers come out, the mirror rattles and the door goes out of square. We replace the rollers, level the doors and, if the aluminium track is dented, replace it. If you manage several flats, send us the full list and we will price it as a block.

How we work with owners and rental managers in Benidorm
Photo by WhatsApp, fixed price, and we are on our way. If you manage the flat from abroad, we coordinate with the tower's reception or with the agency that holds the keys; many buildings in Benidorm require contractors to sign in and we do that as a matter of course. Hours are Monday to Sunday, 8am to 9pm.
No call-out fee if you accept the quote. If you ask for an assessment visit and then do not go ahead, it is 35 € in Benidorm. Payment when the job is done, by cash, card, Bizum or bank transfer, with an invoice including IVA (VAT) in the name of the owner or the management company. Labour carries a 6-month written guarantee.
What moves the carpenter's price in Benidorm
Access counts. In a 25-storey tower with one service lift and parking 300 metres away, getting a new door or 20 m² of laminate upstairs takes time, and we build that into the quote. In a ground-floor flat in Colonia Madrid or Els Tolls there is no such extra.
Second is the material. For rental flats we recommend white-lacquered interior doors with steel hinges and AC5 laminate, which stand up to suitcases and sand. When something else turns up once the door is open
A lifted laminate floor in the hallway almost always hides a small leak: a bathroom flexi hose or the seal round the shower tray. We spot it when we lift the boards and, if that is the case, our plumber in Benidorm from the same team fixes it before we relay the floor. There is no point laying new flooring over live damp.
If the flat's front door closes badly because the rental lock (the code or card locks used in the towers) is out of adjustment, that is not a carpenter's job. We pass it to our locksmith in Benidorm, who knows them and carries spares.
We do not do aluminium joinery, terrace enclosures or new kitchen units. For those jobs we can point you to a local installer.

How much does it cost to adjust a door in a Benidorm flat?
Between 40 and 70 € including IVA. If the hinge screws are spinning loose and the door needs reinforcing with dowels and glue, it goes to the top end because it needs drying time and a second fixing. If you manage several flats in the same tower, we group the visit and it drops to 30-45 € per door from the second one.
I manage holiday flats. Can you go in without me being there?
Yes. We collect the key from reception, the agency or a key safe, and send you before and after photos by WhatsApp. If the comunidad de vecinos (residents' association) requires contractors to sign in, we do it. We invoice the management company with IVA and keep a history per flat so you know what was fixed and when.
Can you come on a Sunday or in August?
Yes. We work Monday to Sunday, 8am to 9pm, high season included, which in Benidorm is when things break most. On weekdays in August the arrival time can stretch to 40-50 minutes because of the traffic on Avenida del Mediterráneo, and we tell you when we confirm.
The laminate in the living room has lifted. Can it be fixed without replacing it all?
It depends on the cause. If it is a missing expansion gap round the edge, we trim the edge under the skirting and the boards settle back. If the boards have swollen with water, that section has to be replaced (10-15 €/m² plus materials) and the leak found and stopped first. We assess it from a photo.
Is there a guarantee if a guest breaks the door again?
The 6-month guarantee covers our labour: if a hinge we fixed comes loose through a fault in the installation, we come back free of charge. It does not cover impact or misuse by a later guest, although in that case we do a repeat repair in the same flat at a reduced price. It is all stated on the invoice.
