Balcony awnings in the Benidorm towers: what fails

A balcony on the 18th floor in Rincón de Loix gets wind a street-level balcony never sees. An extended folding-arm awning acts as a sail, the arm collapses and the fabric tears along the valance. That is why in the towers we recommend a drop-arm awning or a vertical awning on guides instead of folding arms, and always with the fabric retracted when the apartment is empty.

The second call is the vertical or blind-style awnings in the big residential blocks of Levante, where every balcony has the same model and colour. When one breaks, the comunidad de vecinos (residents' association) fabric has to be matched. We work with the manufacturers' standard sample books so the replacement matches; replacing the fabric costs 150-300 € up to 4 metres.

The third is the motor that does not respond in apartments that have been shut for months. In most cases it is a remote with flat batteries or a receiver that has lost its pairing, not the motor. We check it on the visit before proposing a new motor, and if it does need replacing we fit a tubular one with remote for 250-420 €.

Made-to-measure awning fitting in Benidorm

In the towers the awning is anchored to the balcony ceiling, which is a concrete slab and gives a solid fixing. What needs checking is the height: with a 2.20 metre ceiling and a glass balustrade, a cassette awning sometimes will not fit and a flatter semi-cassette is needed. We measure the gap between the pillars and check that the extended fabric does not touch the balustrade of the floor above.

In La Cala, Els Tolls and Colonia Madrid there are ground-floor apartments with large terraces and villas in Sierra Helada with 5 metre porches. For those sizes we fit a reinforced folding-arm awning with a motor and, if the terrace faces the sea, a wind sensor. For pool gardens, a 3x3 shade sail fitted costs 180-320 € and does not need a wall on every side.

How we work with owners and managers

• A WhatsApp photo of the awning retracted and extended, with the name of the building and the floor. If an agency manages the apartment, we liaise with them for the key or access.
• Fixed price in writing before we come. In Benidorm we arrive in 20-40 minutes for emergencies (an awning come loose and banging against the facade) or we agree a day and time for installations.
• Payment on completion by cash, card, Bizum or bank transfer, with an invoice including IVA (VAT) sent to the owner and photos of the finished job. Written 6-month guarantee on labour.

What we do not do, and when to tell the comunidad

We do not fit awnings on balconies where the comunidad forbids changes to the facade, and in Benidorm many towers have rules on it. If your building requires a specific model and colour, ask the administrador (building manager) before buying anything; we fit whatever the comunidad approves. Nor do we do work hanging outside the balustrade that needs scaffolding or rope access: that is a specialist firm.

If when we take the awning down we find the anchor loose or the concrete of the balcony ceiling spalling, we stop and show you the photo.
