Plumbing faults in Benidorm's holiday flats
A holiday flat in Levante or Rincón de Loix changes guests every week, and every guest uses the bathroom as if it were a hotel. Dual-flush cisterns end up with the button stuck down or the mechanism snapped; single-lever shower taps lose their cartridge to limescale; basin flexi hoses work loose from so many suitcase knocks. These are repairs we do between a check-out and a check-in, with the manager's key and a final photo on WhatsApp.
In towers of more than twenty floors the pressure is high on the lower floors and marginal on the upper ones. A dripping tap on the 3rd floor is usually a missing pressure reducer; a slow-filling cistern on the 22nd, a half-closed isolation valve or a blocked float. We check before changing parts. In the older flats of the Centro and Colonia Madrid you find two-handle taps and iron pipes leaking at the threads.

How we work with owners and managers in Benidorm

What in a tower block does not depend on your flat
In Benidorm's large communities hot water is often central or from each flat's own heater; if it comes out lukewarm or takes a while, it is not the taps. And if the pressure drops in the whole building at once, it is the community's pressure pump. In both cases we tell you after checking your stopcock and do not charge for a repair that would not help. Can you repair between one guest leaving and the next arriving?
Yes, it is what we do most in Benidorm. If you message us in the morning with the photo, we come during the cleaning slot, fix it and send you a photo and the invoice. If the part is unusual (concealed cistern, designer tap) we tell you beforehand so you can decide whether to block the booking.
How much does it cost to replace a cistern mechanism in Benidorm?
Between 60 and 110 €, with the mechanism included for most close-coupled cisterns. The concealed cisterns in the newer towers (Geberit, Roca Duplo) need their specific mechanism; we order it and give you the updated price before fitting. Do you work in August in Benidorm with the same response time?
Yes, 8am to 9pm every day, arriving in 20-40 minutes in most cases. In August parking in Levante adds a little to the arrival time; that is why we ask you to tell the concierge if the tower has visitor parking.
What if the leak is coming from the flat upstairs?
We first check your flexi hoses, trap and toilet to rule them out. If the damp on the ceiling is coming from above, we put it in writing with photos for the administrator or the insurer and do not charge for a repair. If the neighbour wants, we go up to their flat at the same fixed price.
Do you do water heaters or air conditioning in Benidorm?
No. Water heaters, boilers, gas and air conditioning with refrigerant are licensed work and we pass them to an authorised partner. We do not do water certificates either. We stick to plumbing without building work, which is most of what goes wrong in a holiday flat.
