How much does it cost to paint a flat in 2026? Price per m² and per room in Valencia and Alicante
Painting a 90 m² flat costs between €800 and €1,500 in Valencia and Alicante, with paint, furniture protection and minor repairs included. Per square metre of floor area, €6-8 for white walls, €8-10 with ceilings and €10-12 with a colour change. A 12 m² room comes to €180-300. Cost of painting a flat per m² and per room
We quote per m² of the flat's floor area (the figure on your contract or the catastro record), which is the easiest thing for you to check. Some painters give a price per m² of painted wall; to compare, multiply our figure by 2.5-3, because a flat has between two and a half and three times more wall and ceiling area than floor area. All prices include IVA and mid-range washable matt emulsion (Titan, Bruguer, Valentine or similar).

Painting prices by town
In central Valencia the price goes up 10-15 % because of parking, stairs without a lift in older blocks and painters' cost of living. In Alicante we apply the standard rate and in Torrevieja and Benidorm we add up to 10 % in urbanisations and tower blocks with restricted working hours. What changes the cost of painting a flat
- Condition of the walls. A smooth wall in good condition only needs two coats. Cracks, dried-out damp, rawlplug holes and nicotine stains add preparation work and sometimes a sealing primer.
- Gotelé (popcorn texture). Painting over gotelé uses 30 % more paint and time. Removing it and smoothing is a separate job, with its own popcorn texture removal price page.
- Colour. Going from a dark colour to white, or from white to a strong colour, needs a primer or a third coat. Every extra colour in the home adds cutting-in time and brush cleaning.
- Ceilings. Painted with a roller on a pole and awkward; that is why the walls-and-ceilings row is €2/m² above walls only.
- Empty or furnished. An empty flat is painted in half the time. If there is furniture, it has to be moved to the middle, covered in plastic and the floors protected; we do it, but it counts.
- Paint quality. We include mid-range washable matt emulsion. A premium paint (better coverage, scrubbable, anti-mould for bathrooms) adds €1-2/m².
- Woodwork and radiators. Painting doors, frames, wooden skirting and radiators is priced separately per item because it is gloss, not emulsion, and involves sanding.
- Height and access. Ceilings over 3 m, stairwells and a fourth-floor flat with no lift add time for platforms and carrying.
What the price includes and what it does not
Included: paint and materials (tape, dust sheets, filler, sandpaper), protection of floors, furniture and woodwork, filling rawlplug holes and small cracks, two coats with roller and brush at the edges, removal of the plastic and final clean, and an invoice with IVA. We also include moving light furniture to the middle of the room and putting it back.
Not included: removing gotelé and smoothing, stripping wallpaper, repairing active damp or structural cracks, painting woodwork and radiators (quoted per item), emptying the home of large furniture or wardrobes, and special paints such as enamels, lacquers or exterior paint for terraces. If at the visit we see the wall needs more than expected, we tell you before starting, with the cost, and you decide.
Three real quotes with the total
- 75 m² flat in Carolinas, Alicante, to hand over to a new tenant. Walls and ceilings in white, walls in good condition, flat empty. 75 m² x €9 = €675 plus filling about 30 rawlplug holes and two hairline cracks, €60. Total: €735 including IVA, two painters over a day and a half.
- 12 m² bedroom in Benimaclet, Valencia, furnished. Three walls in white, one feature wall in colour (greenish grey) and the ceiling. Furniture moved to the middle and covered. Total: €240 including IVA in one day, with the coloured paint included.
- 90 m² flat in Benidorm (Levante) for holiday letting. Three bedrooms, living room, hallway and kitchen; walls and ceilings in off-white, one dried damp stain in the bathroom to seal, and a living room in two colours. Total: €1,350 including IVA, three days with two painters, including anti-mould paint in the bathroom and kitchen.
How to avoid surprises on a painting quote
In painting there are not many "from €29" adverts like in locksmithing or drain unblocking, but there are plenty of €4/m² quotes that then grow. The usual traps: a price per m² without saying whether it is floor or wall (the difference is almost threefold), paint not included or the cheapest kind that does not cover and forces a third coat charged separately, ceilings "not included" that appear on the final invoice, and wall preparation charged by the hour with no cap.
- Ask for the quote to state in writing the m² of floor area, the number of coats, the brand and grade of paint and whether ceilings are included.
- Ask what each likely extra costs: filling holes, sealing a stain, an extra colour. We put it in the quote before starting.
- Be wary of a painter who quotes without seeing photos or visiting: they cannot know the condition of the walls.
- Do not pay everything up front. We are paid on completion; on multi-day jobs, at most the materials at the start.
- Ask for an invoice with IVA. Without an invoice there is no guarantee and no way to complain if the paint flakes in two months.
When it is worth painting it yourself
A 12 m² room with smooth white walls you can paint over a weekend for €40-60 of paint and tools from Leroy Merlin or Bricodepot, and the result will be fine if you apply two coats with a medium-pile roller and protect everything properly. Where it is not worth it: a whole furnished flat (that is 5-7 days of your time, and badly rolled paint shows in the living room), ceilings (neck ache and drips guaranteed), dark-to-light colour changes, walls with gotelé, and damp or nicotine stains that need a sealer. Do the painting prices include IVA and the paint?
Yes to both. The prices on this page include 21 % IVA and mid-range washable matt emulsion, with all the protection materials. If you prefer a specific or top-of-the-range paint, we tell you the difference per m² before starting and show it on the invoice.
Do you charge a call-out or for the quote visit?
The visit to measure and look at the walls is free in Valencia, Alicante, Torrevieja and Benidorm if the job is over €300. For single rooms we quote from photos and measurements by WhatsApp and no visit is needed. If you do not go ahead after the visit, we charge nothing for painting.
How much does a painter charge per hour?
Between €25 and €35 an hour including IVA is what you get dividing our quotes by the actual hours, but we do not charge by the hour: we charge per m² at a fixed price, because that way you know the total before starting and it is in our interest to work quickly and well, not to stretch the day.
Do you paint at weekends or outside normal hours?
We work Monday to Sunday from 8am to 9pm with no surcharge, including Saturdays and Sundays, which is when many owners can open up the property. We do not paint at night. In comunidades with restricted working hours (common in Benidorm and Torrevieja) we fit in with the hours allowed.
How and when do I pay?
On completion, after going over the work with you, in cash, by card, Bizum or bank transfer, with an invoice. On whole flats taking several days we may ask for the cost of the paint at the start (€100-200) and the rest at the end. Never the full amount in advance.
How long does it take to paint a 90 m² flat?
Two painters take between two and three days on a 90 m² flat with walls and ceilings in white, empty or with little furniture. With a colour change, repairs or furniture to move, three or four days. A room is done in a day and you can sleep in it that same night with the window open.
What guarantee does the painting have?
Six months in writing on the work: if the paint flakes, marks or the previous coat shows through because of our fault, we touch it up at no cost. It does not cover new damp stains or cracks from building movement, which are problems at source and not with the paint, although we help you locate the cause.
