What we paint most in Valencia

The job we repeat most is the rental flat between tenants in Benimaclet, Algirós and Camins al Grau: walls and ceilings in white, picture and shelf holes filled, door frames touched up. We do it in two or three days with the flat empty, at 8-10 €/m² for walls and ceilings, and leave the flat ready to photograph and list.

The second is gotelé removal in 1970s and 80s flats in Patraix, L'Olivereta and Rascanya. Temple gotelé is soaked and scraped off; the plastic kind has to be skimmed over with filler. Then two coats of matt emulsion. It costs 12-18 €/m² and is the job that transforms an older flat more than any other. The third is damp stains on top-floor ceilings and in El Cabanyal and Poblats Marítims, where the sea air keeps the outside walls cold. If the damp is dry, we seal with stain-blocking primer and paint; if it is still active, the leak or the water ingress has to be found first, and we say so before charging to paint something that will stain again.

Painting a flat or a room in Valencia: how we work out the price

We measure the square metres of wall and ceiling, not the floor. A 12 m² room has around 35 m² of wall and 12 of ceiling; at 8-10 €/m² it comes to 180-300 € with materials, masking tape, sheeting and clearing up included. A 90 m² flat with two or three bedrooms comes to 800-1500 € depending on the state of the walls and whether there is a colour change.

What pushes the price up in Valencia: walls with lots of holes and settlement cracks in the older blocks of La Saïdia and Extramurs, 3 metre ceilings in El Carmen and Ruzafa, dark colours that need three coats, furniture that cannot be moved out and has to be covered. What brings it down: an empty flat, white over white and being able to work two days straight.

How our painters work in Valencia

• Send us WhatsApp photos of each room and the size of the flat. From that we give you a fixed price per m²; if the flat is large or has gotelé, we come to measure at no cost.
• We agree a date and the number of days. We protect floors and furniture with sheeting and tape, fill holes and cracks, sand, prime where needed and apply two coats.

What paint we use and what we do not do

We use washable matt emulsion from brands sold at Leroy Merlin and the trade paint suppliers in Valencia, stain-blocking primer for ceilings with dried damp patches and water-based enamel for doors and radiators. Anti-mould paint in windowless bathrooms and kitchens, of which the older blocks have plenty. If you want a particular brand or a specific colour from a chart, we buy it or you bring it.

We do not paint facades from scaffolding or do building work such as replastering whole walls or knocking through partitions. When the flat needs more than paint

Before painting a rental flat it pays to fix what paint will not hide: doors that catch, loose drawers, roller shutters with a snapped strap. That way you hand over a finished flat, not just a white one.

A common case in the 1960s flats of Jesús and Patraix: hairline cracks that reappear within months. They are partition joints that move with the temperature. We open them up, apply mesh tape and flexible filler and then paint; filling with ordinary filler alone does not work and we say so beforehand.
