What we paint in Alicante and what we come across
In the 1970s flats of the Centro, Carolinas, San Blas and Los Ángeles the main job is removing gotelé. Nearly all of it is the water-based temple type, which is dampened, scraped off and smoothed with two coats of filler before painting. At 12-18 €/m² it is the most visible improvement you can make without building work. If you would rather keep it, we paint over the gotelé with a long-pile roller at 8-10 €/m².
In the apartments of Playa de San Juan and Albufereta the problem is staining on ceilings and external walls. Sea moisture condenses on the cold north-facing walls and black mould appears in the corners of bedrooms and bathrooms. We clean with fungicide, prime with stain blocker and paint with anti-mould paint; if water is getting in through the facade or the terrace above, we say so first and do not paint over it.
In the villas of Vistahermosa, Cabo de las Huertas and Garbinet we paint complete interiors, lacquer doors and repaint railings and grilles rusted by the salt air. The ironwork is sanded, primed with anti-rust primer and enamelled; on the seafront it is a job that needs repeating every 4-5 years.

We price per m² of wall and ceiling. A room of 12 m² floor area has roughly 47 m² to paint and comes to 180-300 €. A 90 m² flat in white with walls in reasonable condition comes to 800-1100 €; with a colour change, lots of holes or damp-stained ceilings it rises to 1500 €. It comes down with: an empty flat, white over white and being able to work straight through.

We arrange it with the key from the agency or a neighbour, send before and after photos and take payment by bank transfer with an invoice.

What do you do about damp stains on the ceiling?
First we check whether the damp is dry or still active. If it is dry, we clean off the mould, apply stain-blocking primer and paint with anti-mould paint. If the stain is damp to the touch again, water is getting in: painting without fixing that is money down the drain and we tell you before quoting.
How much does gotelé removal cost in a flat in Alicante?
