Carpentry in a home that spends the winter shut up
Most of our Torrevieja calls come from 1980s-90s bungalows and flats in Los Balcones, La Siesta, Lago Jardín, El Chaparral or Aguas Nuevas that stay closed from October to May. Unventilated timber takes in moisture, interior doors swell, and when the owner arrives the bathroom door will not shut and the bedroom door needs a shoulder. We plane the edge, seal it with varnish and adjust the strike plates. It is usually two or three doors on the same visit.
The second reason is hardware. Within 300 metres of the sea, in Playa del Cura, Los Locos or La Mata, zinc-plated hinges and wardrobe handles rust in a few years. We replace them with stainless steel; a small extra cost compared with doing it again every couple of seasons.
And the third is the mirrored sliding wardrobes typical of 2000s refurbishments: split rollers, an aluminium track full of sand and a door that goes out of square. How we work with owners who do not live in Torrevieja

What changes the price in Torrevieja
The type of timber and its condition. Bungalow interior doors are usually hollow and quick; solid timber front doors on the villas of Los Altos or Torre del Moro, swollen after a winter, take longer and sometimes the weather seal needs replacing too. With several doors, the first is at full price and the rest 30-45 €.
With flooring, it is the area and whether carpet or loose tiles have to come up. For beach homes we advise AC4 laminate with waterproof joints or SPC vinyl, which does not swell if the place is shut for months. The ranges are on the carpenter prices page.
When what looks like carpentry is something else
If the front door will not close and the timber is fine, the problem is usually the bombín (lock cylinder) or the latch, gummed up by the salt. Our locksmith in Torrevieja sorts it, and he comes with anti-bump cylinders in case you want the keys changed too, having just bought or changed tenants.

How much does a carpenter in Torrevieja charge for a swollen door?

I am not in Spain. Can you get in with the key from the agency?

Is it worth paying more for stainless steel hinges?
Within a kilometre of the sea, yes. A set of three stainless steel hinges costs about 10-15 € more than zinc-plated and does not rust. Fitted, 50-90 €. For wardrobes we fit nylon or stainless steel handles and rollers for the same reason. We show it on the quote as an option, no obligation.
What guarantee does the work have?
Six months in writing on the labour, stated on the invoice with IVA. Hinges, rollers, tracks and flooring carry the manufacturer's warranty. If an adjusted door rubs again within that time because of our installation, we come back at no cost. We carry public liability insurance.
