Shutters in Torrevieja: what fails and why
In the 1980s and 90s urbanisation bungalows the shutters are PVC with a strap and a wall-mounted winder. The coastal sun dries the strap out, it frays and snaps at the first tug of spring. We fit a new 22 mm strap and check the winder spring in 40 minutes for 35-60 €; if the winder is broken, we replace it for 40-70 € with the strap.
The second fault is the shutter that will not go up after months shut. The PVC slats stick together, the hanger straps have gone brittle and the shutter locks or goes up crooked. The third, in apartments in Playa del Cura, La Mata and Los Locos, is the aluminium shutter seized by salt in the guides. We clean the guides, replace end caps and brush seals and apply dry lubricant. If the axle bearings are rusted, we replace the axle and pulleys for 80-150 €.
Fixing the shutter before the owner arrives

When to replace the whole shutter
In 1985 bungalows we see PVC shutters with yellowed, brittle slats that break when touched. Repairing one slat today and another next month costs more than replacing the shutter with a new aluminium one on the same box. We say so on the first visit, with the replacement price next to the repair price, and you decide.
