The repair list when you arrive in Torrevieja
The pattern repeats every season: the owner flies in from London, Oslo, Brussels or Moscow to a bungalow in Los Balcones, La Siesta or El Chaparral that has been shut since October and finds the bedroom persiana (roller shutter) with a snapped strap, the bathroom tap stuck with limescale, the cistern that will not stop, the shower silicone black, the terrace door bolt seized and a fly screen that will not slide. They send us the list with photos before they fly, and when they land it is done.
We do it in a half-day visit, 120-150 €, with one handyman and a loaded van: roller shutter straps and winders, flexi hoses, cistern mechanisms, anti-mould silicone, fly screen rollers, bulbs, handles. If the list is shorter, two hours are usually enough and it comes to 65-80 €.
In the flats of Playa del Cura, Los Locos and the Centro, with more rental turnover, the changeover list is similar but with the lock added: that is where the cylinder change comes in, done by our locksmith at a separate fixed price.

Property maintenance for owners who live abroad
Torrevieja has tens of thousands of homes that spend the winter shut. A house unopened for six months builds up problems: dry traps letting smells through, limescale seizing taps, roller shutters sticking, damp in wardrobes and, sometimes, a leak nobody sees until the water bill arrives. That is why we offer a monthly check at 45-80 € a month depending on the size of the property.
On each visit we air the place, run every tap and flush the cisterns, work the shutters and fly screens, check ceilings, walls and wardrobes, read the water meter, collect the post and check doors and locks. We send you a report with photos on WhatsApp or by email the same day. If anything needs fixing, we propose it with a price and do it on that visit or the next with your approval.
We collect and hold the key however you prefer: agent, neighbour, key safe, or ourselves with a log of every entry. We also receive furniture, appliances and technicians (internet, gas, electrician) when you cannot be there, and get the house ready before you or a tenant arrive.

We charge actual time in half-hour blocks after the first hour. What takes longer here is limescale and salt air: a tap unused for a winter may need stripping down and a soak in vinegar, and a rusted fly screen roller sometimes has to be cut off rather than pulled out. Do you speak English or Russian?
