The most frequent awning faults in Valencia
The Valencia sun hits south- and west-facing balconies full on, and acrylic fabric loses its colour and goes brittle after 8-10 years. In the blocks of Quatre Carreres and Camins al Grau we see a lot of fabric torn along the valance seam, which is the first part to give. We replace the fabric on the same tube and the same arms when the structure is sound, which saves you a new awning.
The second fault is the arm. Folding-arm awnings from the 1990s have springs and steel cables in the elbow; when the cable frays the arm droops on one side and the awning retracts crooked. We replace the whole arm (90-160 €) or just the elbow if the manufacturer supplies it separately. On cassette awnings in Benimaclet and Algirós we also find broken pulleys inside the box.
The third is the motor. A motorised awning that does not respond to the remote usually has a receiver that has lost its programming or a limit switch shifted by a gust of wind; we check that before declaring the motor dead. If it does need replacing, we fit a tubular motor with remote and leave it programmed with the extend and retract stops.
Made-to-measure awning fitting on balconies and terraces in Valencia
In an old block in El Carmen or Extramurs the balcony wall can be 7 cm hollow brick, and there an ordinary plug will not hold a 4 metre awning in a westerly wind. We measure the opening, check what is behind the render and anchor to the floor slab or with chemical resin when the wall offers no grip. We say so before the quote, not after.
Before ordering fabric it is worth asking the comunidad de vecinos (residents' association): many blocks in Valencia have the awning colour fixed in their rules. For penthouse terraces in El Cabanyal and Poblats Marítims we recommend reinforced arms and a wind sensor, because the sea breeze lifts an extended awning. For internal galerías (utility balconies) and lightwell windows an exterior vertical awning does the job, cutting the sun without leaving the room in darkness.

When the problem is not the awning
Sometimes the awning falls because the anchor has given way, not because the awning is broken. In 1970s blocks in Rascanya and La Saïdia we have found brackets screwed into hollow render that came away by hand. If we find the wall in poor condition when we take it down, we stop, show you the photo and propose repairing the anchor with our builder in Valencia before hanging anything again.
A cassette or semi-cassette awning takes more dismantling, and on fabric over 4 metres the price rises because of the material. The awning prices page has the full breakdown and examples with totals. How much does it cost to replace awning fabric in Valencia?
Between 150 and 300 € with acrylic fabric included for awnings up to 4 metres wide. Above that size, or if you want micro-perforated fabric or a made-to-measure valance, the material costs more. With a photo and the width we fix the price before we come, and it does not change when we finish.
Can you replace just the fabric and keep the arms and tube?
Yes, it is the most common job. If the arms extend properly and the tube is not bent, we fit the new fabric on the existing structure. We check it on the visit: if a spring has gone we tell you there and then and you decide whether to replace it on the same trip or leave it for later.
How quickly can you come if the awning has come loose and is hanging over the pavement?
We treat it as an emergency. In Valencia city we arrive in 25-45 minutes, 8:00 to 21:00, secure or take down the awning so it cannot fall into the street, and then quote for the repair without rushing. Let the comunidad know as well if the awning is over a pedestrian crossing.

Do I need the comunidad's permission to put an awning on the balcony?
In most blocks in Valencia, yes: the rules or a meeting resolution set the colour and type of awning to keep the facade uniform. Ask the administrador (building manager) before ordering the fabric. We work with any colour from the sample book, so matching the comunidad's choice does not make the job any dearer.
