The usual small jobs in Valencia flats
Tiles come first. In the 1960s-80s buildings of Patraix, Benicalap, Rascanya, Jesús and L'Olivereta the kitchen and bathroom tiles were bedded in mortar on brick, and over the years they sound hollow and drop off. We lift the tile without breaking its neighbours, clean the backing, re-bed it with flexible tile adhesive and regrout to match. If you have spares in the storeroom, perfect; if not, we find a close match or take one from behind the washing machine.
Second, chases and holes. Refurbished flats in Ruzafa, El Carmen and Extramurs where the air-conditioning or fibre installer left a chase open, an old socket hole, or the fixings from a cupboard that came off the wall. Third, bathroom regrouting. The cement grout turns dark grey or black, cracks and starts letting water behind the tiles. We rake out the old joints, clean and regrout with anti-mould grout, and renew the silicone round the shower tray and worktop. A full bathroom is 150-300 €.

How we work in Valencia
Send a photo of the damage by WhatsApp with something for scale (a hand, a coin) and the neighbourhood. We give you a fixed price or, for a mixed list, an estimate in hours at 30-40 € with a cap. No call-out fee if you accept; 25 € if you ask for a visit within Valencia city and then do not go ahead.
We protect floors and furniture with plastic sheeting, use dust extraction when cutting and leave the place tidy. Monday to Sunday, 8am to 9pm. You pay when the job is finished (cash, card, Bizum or bank transfer), with an invoice including IVA (VAT) and a 6-month written guarantee on the labour.
What a builder costs in Valencia and what it depends on
The hourly rate is 30-40 € including IVA. A small job at a fixed price (five tiles, one crack) costs the same as the hours it takes plus materials, but with no surprises. What pushes the price up is the surface: the concrete of the 1970s blocks in Quatre Carreres and Camins al Grau is slower to work than hollow brick, and the rectified porcelain of recent refurbishments needs a diamond blade and takes longer than old ceramic.
Drying time counts too. A chipped ceiling patch from old damp needs two coats of filler 24 hours apart, so it becomes two short visits instead of one long one; we count it as one. When a small job is a sign of something bigger
A tile falling off the shower wall, or a patch that flakes again two months after repair, almost always has live damp behind it: a shower screen seal, a basin flexi hose, the building's old fibre-cement downpipe. Repairing over it without stopping the water is throwing money away. If we see it, we stop and our plumber in Valencia looks at it first; then we finish the job.
Cracks can be read too. A fine horizontal crack above a door or where a partition meets the ceiling is settlement and is fixed with mesh and filler. A diagonal crack that keeps growing, crosses a load-bearing wall or shows up on several floors of the building is not our job: tell the administrator of the comunidad de vecinos (residents' association) and get a surveyor to look at it.

How much does a builder charge per hour in Valencia?
Between 30 and 40 € an hour including IVA, with a one-hour minimum and half-hour increments after that. For defined jobs we give a fixed price: replacing one to five tiles 60-120 €, repairing a crack or chipped plaster 50-120 €, regrouting a full bathroom 150-300 €. Materials are extra at trade price.
Two tiles have fallen off in my kitchen and I have no spares. What do you do?
First we look in the storeroom or behind the fridge or washing machine, where there are often tiles that can be taken out and replaced with a near match in a hidden spot. Failing that, we take a sample to the tile warehouses in Valencia or Manises, which often stock old or similar ranges. We decide with a photo before we come.
When can you come?
Between 8am and 9pm, Monday to Sunday, we reach any neighbourhood of Valencia in 25-45 minutes for jobs we can do with what is in the van (plaster, filler, tile adhesive, grout). If a specific tile or skirting has to be sourced, we book you in for the next day with the material on board.
Can you fill the chases the air-conditioning installer left and leave it painted?
We fill and leave the wall smooth, sanded and primed, ready for paint. If you like, we also paint the affected section with your own paint or a matching one, within the hourly rate. For a whole room we give a fixed price per m² with our painting team, which usually works out cheaper than by the hour.
Is the work guaranteed?
Six months in writing on the labour, on the invoice with IVA. If a tile we bedded comes loose or a regrout cracks within that time because of our work, we come back at no cost. If the cause is live damp that has not been repaired, we warn you beforehand and note it down. We carry public liability insurance.
