Why aluminium shutters seize up along the Alicante beaches
In Playa de San Juan, Albufereta and Cabo de las Huertas most shutters are aluminium running in aluminium guides, and the salt air leaves a white crust in the guides and on the slat end caps. The shutter starts to drag halfway up, then creaks, and finally locks solid. We clean the guides, replace end caps and brush seals and lubricate with a dry product that does not attract sand; it costs 50-120 € and lasts several years.
The second call-out on the beach is the axle with rusted bearings: the shutter lifts with effort and the strap snaps early from the friction. We replace the axle, pulleys and bearings for 80-150 € and the strap while we are at it. In holiday lets we do it between two bookings with the manager's key.
In the 1970s flats of the Centro, Carolinas, San Blas and Benalúa the fault is the classic one: a snapped strap and a winder with a tired spring on PVC shutters with a timber box. Strap replaced in 40 minutes for 35-60 €, or cord and winder for 40-70 € on gallery-style shutters.
Dropped shutters, broken slats and motors in villas
A dropped shutter (slats out of the guide, shutter going up crooked) is fixed by repositioning the slats on the axle and replacing the broken hanger straps, for 50-120 €. On aluminium shutters, slats that have lost a side end cap slip out of the guide in the levante wind; we refit them and fit new caps. In the villas of Vistahermosa, Cabo de las Huertas and Garbinet the shutters are wide and heavy and nearly always motorised. We repair motors that do not respond (limit switch, wall switch, capacitor) and motorise manual shutters for 180-320 € with the motor included, provided there is a power point next to the box.
